    Purchase or Sale Appraisals

Independent, accurate valuations to ensure you make informed buying or selling decisions in today's market.

    Understanding Purchase or Sale Appraisals

A purchase or sale appraisal is an independent, professional opinion of a residential property's market value, prepared for a buyer or seller to inform a transaction decision. At NC Real Estate Appraisals, we develop these valuations for clients throughout Wilmington and southeastern North Carolina who want a market-supported reference point before making or accepting an offer. The report reflects a defined effective date and a specific intended use, and it is prepared by a North Carolina Certified Residential Appraiser following the Uniform Standards of Professional Appraisal Practice (USPAP).

An appraisal is one input into a transaction decision, not a substitute for it. The appraiser's role is to provide a supported, objective opinion of value. The decisions about offers, asking price, contract terms, financing, and whether to proceed remain with the buyer, the seller, and their representatives. An appraisal does not guarantee a particular sale price, savings, a faster transaction, financing approval, or recovery of the appraisal fee.

    Independent Valuation for Buyers

For a buyer, an independent appraisal can help evaluate whether a proposed price is supported by market evidence. This can be especially useful when comparable sales are limited, the property is unusual for the area, or there is genuine uncertainty about value. An appraisal gives you a market-supported reference point to weigh alongside the asking price, your agent's analysis, and your own priorities.

The appraisal does not guarantee you will avoid overpaying, and it does not predict future appreciation or whether a property is a good investment. The value conclusion may be above or below the asking price or the contract price, and that is not unusual. How you use the report in negotiations is a separate decision.

    Independent Valuation for Sellers

For a seller, an independent appraisal can help assess an offer or set an asking price supported by comparable market evidence. It can be useful when a property is unusual for the area, when comparable sales are hard to interpret, or when evaluating an off-market or private offer before any agreement is signed.

If you are preparing to list, our pre-listing appraisal page covers that use in more detail. A purchase or sale appraisal here focuses on an active or contemplated transaction. The appraisal does not validate a seller's preferred price, and it does not guarantee a higher sale price or a faster sale.

Cash Purchases, Private Sales, and Related-Party Transactions

An independent appraisal may provide useful information when a transaction is not subject to a lender's appraisal requirement, such as a cash purchase, a private sale, or a transfer between family members. In these situations, an independent opinion of value can give the parties a market-supported reference point when there is less broad market exposure to establish price.

Not every cash buyer or seller needs an appraisal, and a cash purchase does not eliminate the need for other due diligence such as a home inspection, survey, or title review. An appraisal does not by itself make a family or related-party transaction legally compliant or establish its tax treatment. For transaction structure, gift, estate, or tax questions, confirm the applicable requirements with your attorney or tax adviser.

Appraised Value, Asking Price, and Contract Price

These figures describe different things, and they are not required to match. Appraised market value is a supported opinion of what the property would likely sell for on the effective date under typical market conditions. The asking price is a marketing decision set by the seller and their agent. The contract price is the amount the buyer and seller agree to in writing, which can reflect negotiation, financing terms, concessions, and market conditions. The eventual sale price is the amount the transaction closes at, which may differ again.

An appraisal is not a prediction of the final sale price, and appraised value is not the same as equity. Contract terms and concessions can be relevant to the analysis, but the appraiser does not simply adopt the agreed price. We recommend sharing the purchase contract and any concession details when they are relevant to the assignment rather than withholding them to influence the conclusion.

    What the Appraiser Evaluates

When developing a purchase or sale appraisal, the appraiser considers the property's relevant characteristics and the market evidence available for the defined effective date. This typically includes:

    • Site and location characteristics: lot size, topography, waterfront or flood exposure, and site features relevant to the market.
    • Building characteristics: gross living area, room count, design, age, construction quality, and condition.
    • Improvements and updates: renovations, additions, and deferred maintenance, considered as the market responds to them.
    • Comparable sales: recent, similar sales selected and adjusted for differences relevant to value, alongside current market conditions.

Comparable selection and adjustments depend on the assignment. The appraiser does not apply fixed adjustment amounts or percentages, and renovation cost does not automatically equal added market value. A neighborhood average price per square foot is not, by itself, a reliable valuation method.

    How the Appraisal Process Works

While each assignment is tailored to the property and intended use, a purchase or sale appraisal generally follows these steps:

    1. Engagement: We confirm the intended use, intended users, effective date, property rights, and scope before starting.
    2. Research: We review property records, the purchase contract when relevant, and available market data.
    3. Inspection: When an inspection is part of the agreed scope, we document the property's relevant characteristics.
    4. Analysis: We select and adjust comparable sales and apply the appropriate valuation methods for the assignment.
    5. Report: We deliver a USPAP-compliant report with a supported opinion of value for the defined effective date and intended use.

Not every assignment requires the same inspection or report format. Scope and property access requirements should be established before engagement.

    Preparing Documents and Arranging Access

Gathering a few items in advance can help the assignment go smoothly. These are potentially helpful rather than universally required, and the appraiser will confirm what is needed for your specific property.

    Preparation Checklist

    • Property address, property type, approximate size, and whether you are buying or selling.
    • The proposed transaction timeframe and any relevant deadlines.
    • The purchase contract, amendments, and concession details if a contract exists and they are relevant to the assignment.
    • Available surveys, floor plans, prior reports, and property records.
    • A list of major improvements, known condition issues, or unfinished work.
    • Confirmation of who can authorize property access and coordinate any inspection.

A prospective buyer does not have an automatic right to enter the seller's property; access is coordinated through the parties and their representatives. Please do not upload sensitive financial records, tenant information, or confidential transaction documents through the general website form. Those items, if ever needed, can be discussed directly with the appraiser.

    Understanding and Using the Report

A purchase or sale appraisal is prepared for the client and intended users identified during engagement. Paying for an appraisal does not allow a buyer or seller to control its conclusion, and the value opinion may be above or below the parties' expectations. Sharing a report with another party is different from making that party an intended user, and changing the client name does not make an existing report suitable for a new assignment or purpose.

If the appraised value differs from the agreed contract price, what you can do next depends on your contract terms. Contractual rights and options, including any appraisal contingency, should be discussed with your agent or attorney. The appraisal does not by itself require renegotiation, cancellation, or a price reduction.

There is no universal expiration period for an appraisal. The report reflects its effective date, and property changes, market changes, and recipient requirements can affect its later usefulness. If you need an update, a different intended use, or an additional assignment, ask the appraiser what is appropriate.

    Private Appraisals and Lender Requirements

A privately ordered appraisal is prepared for your use and is not intended to replace a lender's valuation requirements. For purchase or refinance lending, the lender or its appraisal management company generally orders the appraisal, and a report a buyer or seller commissions independently is prepared for that client's use. If you are financing a purchase, confirm any appraisal requirements with your lender before ordering a report for financing purposes.

    Factors Affecting Cost and Turnaround

The fee and completion timeline depend on the property, the assignment's scope, the intended use, the availability of comparable sales, and the property's complexity. We do not publish fixed fees or turnaround times because each assignment is different.
